Elevators must be managed by someone


Like other mechanical and electrical equipment, elevators, if used properly, are managed and regularly maintained by dedicated personnel. Any malfunctions can be repaired in a timely manner and completely eliminated. This not only reduces downtime for repairs, but also extends the service life of elevators, improves their effectiveness, and promotes the development of production. On the contrary, if the elevator is used improperly and there is no dedicated person responsible for management and maintenance, it will not only fail to function properly, but also reduce the service life of the elevator, and even cause personal and equipment accidents, resulting in serious consequences. Practice has proven that the effectiveness of an elevator depends on the quality of its manufacturing, installation, management, and maintenance during use. The key to achieving satisfactory benefits for a newly installed and debugged elevator after delivery lies in the quality of elevator management, safety inspection, reasonable use, daily maintenance and repair.


Equip elevator management personnel to carry out management work


After receiving a newly installed and debugged elevator, the user department needs to designate full-time or part-time management personnel to properly handle issues related to use, maintenance, inspection, and repair after the elevator is put into operation.


For units with a small number of elevators, the management personnel can be part-time managers or full-time elevator maintenance personnel.


For units with a large number of elevators and frequent use, management personnel, maintenance and repair personnel, drivers, etc. should be managed by one or more dedicated personnel or teams respectively, and should not be managed simultaneously, especially maintenance and repair personnel and drivers must be dedicated personnel.

  In general, managers need to carry out the following tasks:image.png

  

(1) Collect keys for controlling the automatic opening and closing of door locks outside the elevator hall, keys for switching the working state of elevators on the control box (which may not be installed in general freight elevators and medical bed elevators), keys for machine room door locks, etc.


(2) Based on the specific situation of our unit, determine the candidates for drivers and maintenance personnel, and send them to qualified units for training.


(3) Collect and organize technical information related to elevators, including civil engineering data for shafts and machine rooms, installation layout plans, product qualification certificates, electrical control manuals, circuit schematics and installation wiring diagrams, vulnerable parts catalogs, installation manuals, usage and maintenance manuals, elevator installation and acceptance specifications, packing lists and spare parts lists, installation acceptance tests and testing records, as well as data and materials transferred during installation acceptance, national technical conditions, specifications and standards related to elevator design, manufacturing, installation, etc.


After collecting all the information, it should be registered and kept properly. When there is only one copy of the information, it should be copied in advance.


(4) Collect and properly store elevator spare parts, accessories, and tools. According to the detailed list of spare parts, accessories, and tools in the random technical documents, clean and proofread the spare parts, accessories, and special tools randomly sent, collect various installation materials remaining after elevator installation, register and keep them properly. In addition, a spare parts procurement plan should be prepared based on the technical information provided in the random technical documents.


(5) Establish a system for elevator management, use, maintenance, and repair based on the specific situation and conditions of our unit.


(6) Familiarize yourself with the collected elevator technical information, inquire with relevant personnel about the installation, commissioning, and acceptance of the elevator, and if conditions permit, control the elevator to conduct several trial runs up and down. Carefully inspect the condition of the elevator.


(7) If necessary preparations have been made and the conditions are met, it can be delivered for use, otherwise it should be temporarily sealed. When the sealing time is too long, it should be handled properly according to the requirements of the technical documents
